Southwest Lake Charles is generally considered to be South of I-210 and West of Common Street.   Access to I-210 makes an easy drive to local industries,Lafayette, Beaumont, and Houston. L'Auberge du Lac Hotel & Casino is located in this area of Lake Charles.

Stillwood, Stephens Place, Whispering Woods, University Place, Barbe Country Estates, The Trails, Highland Meadows and the Queen of Heaven area offer homes with prices varying between $125,000 - $240,000. Homes in these subdivisions typically, have 3 bedrooms, 2 baths, are between 5-25 years old and feature 1200 -1800 square feet of living area. 
 
Timberly Terrace, Bayouwood, Chalkley Estates, Weaver Park, Country Club Acres, Cambridge Court, Woodcrest, St.Charles Place, Chateau Circle, Quail Hollow, Morgan Creek, Rosamond Estates, Oxford Court, Kingswood, and the Lake Street area offer older homes mixed with newer homes with prices ranging from $180,000-$285,000.  With a diversity of styles, these homes offer buyers a variety of options from patio homes to houses on the water.

South Lake Charles Subdivisions ranging from $250,000$700,000 plus.  These neighborhoods offer larger 2400-4000 sq. ft. executive homes that are usually custom built. These communities have a mix of Southern Traditional, Acadian and French Country designs with some homes offering waterfront or golf course views.  Fernwood, Stillforest East and West, Crestview, Westridge, -The Shadows, The Settlement, Barbe Woods Estates, Geddings Estates, St. Francis Forest, Crestview, Jacobs Forest, Cypress Point,  Deepwoods, Oaks of Heyd, Charleston Place, Reserve, Kingspoint, Muirfield, Graywood Plantation, Indian Bay, L'Estate Fracois Windsor Court, La Place Des Chene and Canal Place are examples of subdivisions in this price range. Some of these restricted subdivisions also have vacant lots available to build your dream home.


New communities outside the Lake Charles city limits off Gauthier and Ham Reid Road include Spring Crossing, Autumn Run, Bucanneer Acres, Chosen Valley and Le Firm. Homes in this area range from $200,000-$300,000.  You can expect to see new construction in these neighborhoods which are expanding in South Lake Charles.


LAKE CHARLES (Southeast)

Areas east of Common and south of I-210.

In the Henry Heights, Sunset Acres, Brentwood, and Greenwich Village subdivisions, you will  find brick and style frame homes on slabs and piers with price ranges of $35,000-$115,000.  Typically, these homes have approximately 1000-1500 square feet and are 5-30 years in age. 

Gulfgate, Cherryhill, and Wilshire Place subdivisions are located near McNeese State University and offer varied types of housing, primarily one-story ranch style homes 5-30 years in age.  Prices typically range between $95,000-$195,000.

 LAKE CHARLES (East)

East Lake Charles encompasses that area North of I-210 and East of Ryan Street.  Greenwich Terrace, Broadmoor, and Himont are examples of this area that features cottage style homes between 10-40 years with square footage of 1000-1600.  Price ranges vary from $20,000-$125,000.

Larger 2000-3000 square foot homes can be found in Oak Park and range in price from $80,000-$175,000.   Alley access, sidewalks and proximity to Lake Charles Memorial Hospital are positive features of this area.  

LAKE CHARLES (West)

North of I-210 and West of Ryan Street, you will find Margaret Place, Lafitte Landing, Rio Hondo, Barbe Court, and St. Patrick Hospital.   This is known as the Lake Street area. These homes are generally older homes and offer a lot of character.  You will find new residential and townhome construction sprinkled in this neighborhood  Prices typically range between $160,000-$360,000.

Charpentier District

Downtown Lake Charles offers unique Victorian style  homes in the historical registry.  Along the lakefront on  Shell Beach Drive you will find older estates with a flair of new grandeur and Acadian style construction mixed in.

Planned Communities         

Graywood, located in South Lake Charles, is the first planned community in Louisiana.  It consists of five  neighborhoods, with views of the Graywood 18-hole, award winning golf course.  Vacant lots, homes of various sizes and townhomes are available in this exclusive community. There is a Sports Club Facility, Club House and Golf membership available to residents.

Providence is a another new planned community currently in the development stage with  lots available. 

SULPHUR     

Sulphur offers several advantages, including easy access to local industry and interstate highway.  Sulphur is approximately 12 miles west of Lake Charles and only 20 minutes from Vinton, home of Delta Downs Race Track and Casino. 

SULPHUR 

 Villa Maria and West Point subdivisions are close to schools and West Cal-Cam Hospital.  This area offers a variety of homes from 1200 square feet frame on piers to the larger ranch style brick homes on a slab with approximately 2400 square feet can be found here.  Prices range from $60,000-$165,000. 

SULPHUR (to the east)

Rosepark, Maplewood, and Summerwood offer subdivisions featuring brick, ranch-style homes from 5-35 years of age.  Sizes in living area vary from 1300-2000 square feet.  Prices are between $75,000-$210,000.   

Bonin Estates, Forest Hills, Audubon Place, Gilmar Acres, Sylvan Oaks, and Forest Park,are lovely wooded subdivisions with approximately 100-foot lots and larger brick homes.  The average age is around 8 years with square footages between 2000-2800.  One should expect to pay $100,000-$300,000 plus for homes in these neighborhoods.

CARLYSS

Most homes in this area, which is South of Sulphur, are on at least an acre of property and are ranch-style in design.  There is a wide range of homes and land sizes and prices are $75,000-$500,000 plus, depending on style and location.

WESTLAKE   

There are a large variety of homes in this community from older frame houses on piers to newer ranch-style brick models.  Sizes range from 1200-1800 square feet and from $45,000-$200,000 in price.  Westlake also boasts new construction and older waterfront homes on the Calcasieu River..  The prices range from $300,000 plus.

MOSS BLUFF 

The Moss Bluff community is approximately 10 miles North of Lake Charles with access from Hwy 171 or Hwy 378 (West through Westlake).  It includes  Southern Belle, Pine Bluff Estates, Indian Hills,  Sam Houston Forest, Cypress Lake, Pentangeli, and Moss Bluff Estates.  Homes in these subdivisions are usually on one-acre lots and have been built within the last 10 years.  Most are ranch style homes with 1400-2000 square feet with prices between $120,000-$200,000.

Tan Tara, Jamestown, Park Manor, Alamo, French Settlement, St. James Place, Magnolia Forest, Indian Acres, Roman Forest Estates, and Woodland Hills are subdivisions that also offer lovely wooded subdivisions with one-acre lots and larger homes. Living areas vary from 2000-3000 square feet with prices of $140,000-$270,000.
